Landlords say they're not to blame for rising rents.
The Salvation Army says rent increases have made it increasingly unaffordable for people in a low income to survive in Auckland.
Property Investors' Federation director Andrew King says rising rents reflect the increasing cost of running a rental property.
And he says market competition will continue to keep prices in-check.
"You have to take account of the market, if you're $10 too expensive then your tenants will find out and you won't actually get a new tenant if the property isn't priced right."
